The Curriculum
The current mortgage market is not your dad's mortgage market.  Today's turmoil has caused significant changes in how lenders do business.  We have added modules on FHA lending and the government's "Affordability and Stability Plan."  The appraisal process has come under heavy scrutiny, as many real estate markets have experienced severe declines in values.   New compliance requirements will come into play this summer.  They are related to "high cost" mortgage loans.

This three-day mini-school is designed to provide the real estate lending professional with a solid foundation for managing and producing a quality mortgage portfolio. This will be a very hands-on school, as it will include exercises in buying and selling mortgages in the secondary markets, a visit to a construction site and the analysis of the tax return of a self-employed borrower. It will also cover new underwriting guidelines, commercial Real Estate conventration and PMI requirements. The school's objectives are to assist the participants in three areas: improved customer service, more efficient processing and servicing, and stronger underwriting. All of these should result in your bank having increased earnings from the mortgage portfolio.

Modules
Real Estate Compliance
Regulatory compliance is crucial in any banking function. Real estate compliance information will include reporting requirements, RESPA, CRA, ECOA, and Reg-Z.

Secondary Mortgage Market
Pricing loans, Fannie Mae sales, and private mortgage insurance are crucial topics covered in this session.

Interviewing Applicants
Participants gain important information about verifying income, verifying debt level, gift letters, and understanding the needs and desires of their clients.

Construction Financing
Students visit an actual construction site to gain knowledge about draw schedules, then examine the nuts and bolts of reviewing the builders financial statement.

Appraisals
How do you select an appraiser? What about your staff appraisers, and just what is appraisal review? This session answers these common questions, and a whole lot more!

Affordability and Stability Plan
Today's morgage market has been buffeted by many ill winds; foreclosures, dropping values, exotic mortgage products, and collapsed sales markets.  The Federal Government's response to this crisis, the homeowner affordability and stability plan, will have a major impact on the mortgage markets.  The major goals of these initiatives are:

  • To reduce monthly payments even without sufficient value.
  • A modification program to reduce foreclosures.

These program are designed to boost the economy and assist 7-9 million homeowners.

Admission Information
Who should attend?
Bankers who have not been exposed to formal mortgage lending training and lenders who want to broaden their mortgage lending knowledge will benefit from the school. Graduates will be better prepared to serve effectively and profitably as mortgage loan officers. Students should have a solid foundation in the areas of accounting, financial statement analysis, and economics. This understanding can be evidenced by AIB courses, college courses, in-house programs, self-study and/or experience. Students are expected to have had relevant banking experience prior to the school. This means a college degree and at least one year of experience, or a high school diploma and five years of banking experience.
